Rentals

Rent: It is your responsibility to pay the rent on time. The rent is due on the first day of the month.  A late fee will be applied as stated in the lease that will be due in full at the time the rent becomes late.  If paying online please click the ‘Pay Rent’ link or please make your check payable to Sandlapper Management Company, LLC and mail check or money order to 141-F Pelham Dr, Suite 180, Columbia SC 29209.

Repairs and Emergencies:  To schedule or report repairs please call 803-430-8569 during regular business hours (8am-5pm).  For after hour emergencies call 803-430-8569 if the problem cannot wait until the next business day.  An emergency involves direct danger to the tenant or the property.  Emergencies can consist of, but are not limited to, plumbing and HVAC issues.  When calling please leave a message with name, address, phone number, and issue at hand and someone will be in contact.  If the emergency requires law enforcement, fire department, or an ambulance, please call 911.

Lockouts:  If a tenant has become locked out of their residence during regular business hours (8am-5pm), the tenant may meet the landlord for a key.  If the landlord is to bring a key during regular business hours, a charge of $25.00 will be applied.  For after hours and weekends, the tenant may contact a locksmith and pay for those services. Any damage caused by the tenant or the locksmith will be the responsibility of the tenant and the tenant must pay for it accordingly.
